Patrick Nessenthaler is a world leading commercial real estate strategist and investment professional with two decades of experience in the industry. As the only practitioner in the world to hold the CFA, CAIA, MAI, and CRE designations, Patrick brings an unmatched blend of analytical rigor, valuation expertise, and market insight. Over his career, he has valued and capitalized more than $10 billion in real estate transactions, sourcing, negotiating, and executing billions in complex debt and equity across all major asset classes. As Founder and CEO of CREnetics, he leads the development of the world’s first real time predictive AI engine for commercial real estate, fusing space market demand with transaction data to reveal each asset’s dynamic intrinsic value. Unlike traditional models, CREnetics treats real estate as a space time product shaped by human behavior and capital flows, empowering investors, lenders, and developers with AI driven intelligence to see where the market is going before the market does. In addition to his leadership at CREnetics and Ness & Associates, Patrick serves as a Professor of Real Estate Finance at the University of Louisville, where he is spearheading the creation of the university’s first Center for Real Estate dedicated to advancing education and applied research in the field. He holds a Bachelor’s Degree in Real Estate Finance from the University of North Texas and three Master’s Degrees from Cornell University in International Real Estate Finance, Healthcare Leadership, and Business Administration.
